Sóleyjatún Masterplan

Location: Reykjavík Year: 2024 Type: Invited competition, 1st prize Program: Housing Masterplan Size: 8000m2 Status: Ongoing
Client: Reykjavík Municipality Team: Audur Hreidarsdottir, Johannes Lassen Platz

Sóleyjatún is a low-rise, pedestrian friendly housing scheme that has been selected as the winner in a masterplan competition invited by the City of Reykjavik. The site is an empty field formerly used for radio broadcasting in Grafarvogur, an existing residential area in Reykjavík. The site is a part of an extensive network of green corridors leading to open coastal areas within a walking distance. Sóleyjatún is next to a new linear transportation system connecting the districts of Reykjavik together, reducing the need for a private car.

The plan focuses on providing housing for a diverse group of users, including empty nesters, first buyers and young families. Welcoming green areas with lush rainwater channels surround the new buildings and create livable surroundings for the new residents all the while inviting the current residents in the neighbourhood inside.

A synergy between the new residents, existing residents and elementary school south of the site is essential in the proposal. A common gathering hall and a workshop are shared by the residents, building a strong neighbourhood community.

Pedestrian traffic is has priority in the masterplan, with a parking house in the northeast corner minimising traffic in the streets. Common internal courtyards create a good microclimate for recreation and play.
